Before you spend a cent, here's me explaining exactly what you get
Every property, 3 lenses, 1 verdict each
→The suburb read - where each market sits in its cycle right now, from the same data we buy with
→The pocket read - what's happening on the ground: supply, rents, demand around your actual streets
→The bigger picture - how each property fits your borrowing power, equity position and next move
→A decision frame per property - keep, watch or act, with the reasoning in plain English
→An action calendar - what to do and when: refinance windows, review dates, sequencing
Typically 20 to 45 pages, depending on portfolio size.
By the last page, you'll know
→Which of your properties is pulling its weight - and which one quietly isn't
→Where each of your markets sits in its cycle, and what that phase means for holding or acting
→What your usable equity actually is, and what it could fund next
→The order to do things in, with dates against each step
See the depth before you pay
We've published a full sample Health Check for a fictional 3-property portfolio - same structure, same depth, same honesty you'd get. If the sample doesn't impress you, don't buy the real one.
→1. Tell us your portfolio - each property's suburb, purchase year and price, current loan, rent, and your best guess at value
→2. Pay securely - $199 inc GST via Stripe. Your tax invoice is issued automatically
→3. We do the work - a real analyst runs every property through our full framework
→4. Delivered within 5 business days - the full written report lands in your email
A note on the form: there's a specific reason we ask you to fill it in rather than upload a spreadsheet. We've had plenty of half-completed spreadsheets, and they never capture what we need to give you real depth. The form asks exactly what the analysis requires - if you have your numbers handy, it's 10 to 15 minutes.
We limit the number of Health Checks we take on each week- every one of these takes hours of analyst work, and the depth is the whole point. If ordering is paused when you visit, that's why. It reopens as capacity frees up.

→The fee is credited back - engage Alaya for the full buyer's agency service within 6 months of this report and the full $199 inc GST comes off your invoice
→No refunds - there's real analyst work in every one of these. Once we've done the work, it's done
→It's analysis, not financial advice - we tell you what the data says about your properties. What you do next is a conversation for you, your broker and your accountant - and us, if you want
Who this is not for
If you bought your only property in the last 12 months and nothing about your situation has changed, save your money - not enough has moved yet to be worth reviewing. The Health Check earns its fee for portfolios with a couple of years of history behind them, or for anyone genuinely unsure what their next move should be.
Questions people ask
→What if I only have 1 property?Same price, same depth - a 1-property review goes deeper on the local pocket and your next-purchase readiness.
→Will you just tell me to sell everything and buy through you?No. Plenty of Health Checks come back "keep everything, here's your timeline." The credit-back exists so the fee is fair either way.
→Can't I just upload a spreadsheet? No - and there's a specific reason. We've had plenty of half-completed spreadsheets, and they never capture what we need to give you real depth. The form asks exactly what the analysis requires. 10 to 15 minutes if you have your numbers handy.
→What do you need from me?Suburbs, purchase details, loans, rents. No documents - we do the data work.
→Is the fee tax deductible? For investment portfolios it generally forms part of your investment costs - confirm with your accountant.
